Utilising all of the roof space, please note that some areas of the apartment have restricted headroom.
It has a double bedroom with stunning views down Derwentwater and across the fells. There is a bespoke headboard and a separate wardobe area. The brand new large bathroom has a bath with shower over and contemporary fittings.
The living space is modern and quirky, with exposed roof beams and plenty of character. The kitchen is well equipped with quality units and a bespoke breakfast bar and two high stools. There is an excellent range of utensils and equipment; crockery and glassware. It has a refrigerator and freezer, electric oven and hob, microwave and dishwasher. There is a separate utility area with a washer/dryer.
The lounge also has spectacular views. It has a sofa, contemporary furniture and seating area by the window for reading or quiet contemplation. The Smart TV and full commercial grade broadband make it a wonderful base for your stay, whatever the time of year.
The bed has hypoallergenic duvets and pillows and good quality bedlinen. Towels are provided for guests use and a hairdryer is available.
The top floor location means the apartment is best suited to adult visitors.
Derwent House is located just over the Portinscale bridge, around a 15 minute walk into Keswick in a quiet village location on the round Derwentwater walking route. Close to the popular Chalet tea rooms, it is a five minute stroll to the lake, Derwentwater Marina and Nichol End boat hire and 15 minute stroll to the Lingholm kitchen and gardens.

Directions:
- Travelling west towards Cockermouth from Keswick on the A66 take the first exit signed to Portinscale.
- Proceed into the village, past the Farmers Arms on the left-hand side and carry on for approx. 200m.
- As the road bends to the right in the centre of the village, turn left. Follow the smaller of the brown signs toward the Derwentwater Hotel.
- Derwent House is at the end of the terraced building on your left-hand side.
- The front door is on the side of the building in the corner, practically overlooking the entrance to the Derwentwater Hotel car park.
- You can park directly outside the front door to load and unload.
- Otterbield is on the 3rd floor.
- There is on street parking in front of the Derwentwater hotel or use one of the first three spaces directly behind Derwent House. These spaces do not belong to Derwent House, but we have permission to use them however you may find they are already occupied.
